How We Added 1,435 Extra Booked Nights in Just 36 Days

At Sanctuary Serviced Accommodation, we’re constantly looking for ways to improve performance for our landlords.

During April and May 2026, we implemented a new revenue management strategy across our portfolio of serviced accommodation properties throughout Leicestershire.

Rather than relying on fixed pricing, we introduced advanced dynamic pricing software, grouped similar properties together, reviewed minimum and maximum pricing thresholds, and began monitoring booking pace on a daily basis.

The results have been encouraging.

The Starting Point

On 26th April 2026, our portfolio occupancy looked like this:

– May occupancy: 40.86%

– June occupancy: 31.82%

– July occupancy: 29.33%

– Total booked nights: 6,936

Whilst these figures were healthy, we believed there was significant room for improvement through more sophisticated revenue management.

 What We Changed

Over the following five weeks, we:

– Fully deployed PriceLabs across the portfolio

– Created pricing groups based on property type and location

– Introduced seasonal pricing adjustments

– Improved minimum stay settings

– Reduced orphan nights

– Reviewed listing performance weekly

– Monitored booking pace and occupancy trends daily

Importantly, this was not simply a case of lowering prices to generate more bookings.

Our objective was to increase both occupancy and revenue while protecting owner returns.

Results

By 1st June 2026, the portfolio had grown to:

– May occupancy: 65.53%

– June occupancy: 47.81%

– July occupancy: 39.43%

– Total booked nights: 8,371

This represents an increase of:

+1,435 Additional Booked Nights

Added in just 36 days.

Across the portfolio, this equates to almost 40 additional nights being sold every day.
